  • Vancouver Unstoppable Up 10%

    Folks,

I've been away from the board for awhile travelling the world 1st class due to the continuing Gold Rush in Vancouver. Folks, the news is fantastic! We are up almost 10% comparable to 2007.

Vancouver prices defy Shiller defy the credit crisis and defy the world economic picture. Do you want to know why? Because Vancouver is the only place in the world that is Self Actualized. Read below from todays Vancouver Sun and come join us because Vancouver is still Goin Up!

"B.C. numbers being released today show that the province has largely dodged the price rollback, with the average B.C. residential price for June up 3.9 per cent from the same month last year, to $463,458.
For the first six months of the year, seasonally adjusted unit sales for the province were down almost 22 per cent to 42,907 units, while the average price was up 9.6 per cent to $473,536 compared to the first six months of 2007."

VGU: We missed you! Really we did!!! Glad to see you're back in fine form.

Now if you've been jetting around, and presuming you managed to drag yourself out of your Fairmont hotel suite to survey the local scene, wherever else you've been you probably noticed the real estate market looking a wee bit wobbly compared to Vancouver?

Be thankful Mark Carney obliged the mortgage market and held BoC rates constant this week. Another round gentlemen...

Yes but Vgup's avatar is looking a bit obscure and dark there. You need to open it up in photoshop and tweak the "curves" gizmo, or the "hue brightness" gizmo and brighten him up a bit. He's looking a mite "peakish" if you asked me (which nobody did but whatever). Welcome back Vgup. We were all mourning your having forsaken the housing bubble pages because all the hard-boiled housing bears here no longer had a place to mingle, claw at the ground with great woolly paws, and snort angrily.

Here ya go Vgup. Here's a copy of your Avatar-image all brightened up.

It makes me think about setting a thread...

          "Ixtapaluca going up"

          Problem is either when

          - There is no more space to keep building these little boxes
          - People tries to get in or out with their cars or in public transport or in any way
          - The sewage system clogs and there is a storm that soaks all these houses to 1 feet deep sewage
          - Either of your neighbors do anything noisier than a whisper

          ;)

VGU: 10%! In a whole year??? That's a bloody disaster for Vancouver. We are conditioned to 10% per month. Or at least 10% between each of your posts. But to have to wait a whole year for a measly 10% paper appreciation on a Vancouver home. I'll bet it's almost enough to drive a realtor to such despair they trade down from the Bentley to a BMW.

Just when I was feeling somewhat better reading the rest of your post, I opened this morning's Financial Post to find this shocking headline:
HOUSING SLUMPS ?? WEST LEADS DROP
Garry Marr, Financial Post Published: Wednesday, July 16, 2008

Canadian home prices fell for the first time in almost a decade in June but the Canadian Real Estate Association said yesterday it is likely a one-month blip and not a sign of things to come...

...A 43% drop in the number of homes sold in Vancouver -- the priciest major market in the country --also weighed on the average national price in June, even though prices in the city rose 8.3% year over year...
            Article...
But on second thought I suppose one should feel good that one's home has increased in "value" even if sales volumes are falling so fast you can't sell it to anybody to realize that gain...

And if there was any remaining doubt it was immediately dispelled by these soothing words from Jim "Tax the Trusts" Flaherty:
No housing bubble in Canada: Flaherty

Carrie Tait, Financial Post Published: Wednesday, July 16, 2008
CALGARY - Federal Finance Minister Jim Flaherty shrugged off housing worries in Canada Wednesday, saying there is no bubble and that the subprime-mortgage woes crippling financial institutions in the United States are not threatening banks north of the border.

"There is no bubble in the Canadian housing sector," he told reporters after speaking to roughly 400 people at a Calgary Chamber of Commerce event.

"That's not been our concern. Our concern has been a tendency for longer amortization periods, like 40 years, and for purchasers putting very little money down...

..."Our economy is strong," he told the audience.
            Article...
Time to strap on some roller blades and run down some little old ladies on the Seawall for sport...

VGU: Looks like real estate is not the only thing goin'up in Vancouver. Highest gasoline prices in Canada. Maybe the highest in North America too?

This is the list of the lowest prices in Vancouver [from gasbuddy.com]. The lowest price today [top of list] of Cdn $1.405/liter converts to about $5.30 per US gallon. Anybody in the USA or Mexico paying more than that?

They are correct when they said "B.C. numbers...largely dodged the price rollback..."

Luckily gas prices won't affect Vancouver. Gas could go to 100 bucks a litre and Asia would be banging on the door to get it. It's beyond comprehension of the human mind. Don't think about it just buy because Vancouver Goin Up. Rumour has it Shiller bought a house here recently!!!!
