VANCOUVER (CBC) - Vancouver has the hottest real estate market in the country, according to figures released Thursday by the Canadian Real Estate Association.

Quarterly sales increases of 11 per cent in Toronto and 19 per cent in Calgary were topped by a 34-per-cent jump in Vancouver.

It's the biggest year-over-year increase since early 2002, the association said.

Prices and demand are also on the way up in some sectors of the Vancouver market.

One home up for re-sale on the city's east side tells the story.

The home on Prince Edward Street near East 21st Avenue isn't officially showing until this weekend, but is already generating strong buyer interest.

It will list for $1.27 million, but three buyers have already offered to pay full-price without having stepped inside the building.

The economic refugees from the US have to go somewhere. There's a big fence to the South.

I think it must be because of the Canadian banks. I think the same applies to Australia; our banks, compared to the US & UK, are in relatively good shape.

So, all the money the Australian government spent, basically went into the real economy; whereas in the US/UK most of it went to bailing out the banks.

It would be good to see a comparison of government stimulus, as a percentage of GDP, that went into the real economy versus the FIRE economy, for the countries of the world.

Of course, not sure it'd be possible to do or how accurate it'd be, but I believe it would be very informative.

Definition: This entry includes the figure for the difference between the number of persons entering and leaving a country during the year per 1,000 persons (based on midyear population). An excess of persons entering the country is referred to as net immigration (e.g., 3.56 migrants/1,000 population); an excess of persons leaving the country as net emigration (e.g., -9.26 migrants/1,000 population). The net migration rate indicates the contribution of migration to the overall level of population change. High levels of migration can cause problems such as increasing unemployment and potential ethnic strife (if people are coming in) or a reduction in the labor force, perhaps in certain key sectors (if people are leaving).

                    None of the above.

It's a bubble. Plain and simple.

And like all bubbles in the last, most insane stage, it depends on only one thing...the complete suspension of disbelief [and common sense] in what is going on in full view.

Vancouver [my home town btw] is, in reality, an ugly city in an extraordinarily beautiful setting...nothing more.

The money had no productive place to go in the States. We could have retooled care companies to make gas powered busses or built a new energy grid to transport new energies with less waste. But making peoples 401k go up was more fun and took less time.

Is it possible Australia benefited from exporting commodities and doing other export business with Asia?

Agreed, it's a bubble. But why didn't the bubble pop in Canada and in Australia, as it has in both the US & UK? My conjecture is that because banks in Australia didn't require the IV drip as in the US/UK, that the stimulus money had more of an effect on the real economy, hence propping up the bubble.

Clearly, I can't prove this but I think it makes sense.
